How does it work?

Morita Estates are leading Landlords and Property Specialists in London. We started in 2004 as Landlords and Property Developers and now being a leading agency would now like to help our customers sell and rent their properties at a reasonable cost with the same fantastic service as you would expect from agents who know their expert field.

How much does it cost?

Morita Estates has a wide range of comprehensive sales packages to suit you and your needs. Our most popular is our Lettings and Management Package which combines the most compreshensive service including extras such as referencing your next tenant ensuring that we find you the best tenant out there and advertising your property on the biggest named websites including Zoopla, Rightmove, OnTheMarket, OpenRent and PrimeLocation.

How long will you advertise my property?

All our packages provide a minimum of 6 months online advertisement.

How do you value my property?

As an company with over 18 years of experience, our experts are not limited to your local area and we keep a close eye on the market as a whole. When you register with Morita Estates, or before you request, we will carry out a comparision valuation report using data from the leading property portals and provide you with copies.

The data will include local and national averages along with comparisons of properties locally both currently on the market and recently sold. This should assist you in setting your marketing price and our property experts will be happy to provide further assistance should you feel it would help.

Do you arrange the viewings?

Yes, Morita Estates vets all leads before arranging a viewing for either a sale or a letting. This is an important part of the process as it can save you and the buyer time and money. Once we have checked everything we will confirm a time and date for the potential buyer or the person who is going to let your property to view your property and then check this with you. Once agreed, all parties with receive an email and text confirmation.

Do you accompany the viewings?

No, we will deal with all the leads on your behalf and will book appointments to suit you. Once we have arranged the viewings for your property, we will accompany the potential buyer or the potential person who is going to let your property again on your behalf.

We often ask you if you would rather show your property around than us. Why do we do this? You know more about the property than anyone else and are more likely to be able to answer any questions which are brought up during the viewings. This saves us all time and money and provides the buyer or the person letting your property a better insight into the property.

Rent

What references do i need to get?

For a short or long let you will be asked for ID (passport/driving license), employment confirmation such as a contract or written letter from your employer, last 6 months bank statements. last 6 months payslips and previous landlord contact details. We also ask for your next of kin incase of an emergency. 

For a short or long let tenancy where the tenant is a company, you will be required to produce all of the above plus company registered documents such as companies house proof, company accounts and last 6-12 months bank statements.

Who is responsible for contacting the utility companies after I move in?

You as the tenant are responsible for setting up accounts with the utility companies directly when you move into your property and also when you leave, taking care to provide meter readings at the beginning and end of the tenancy.

You will be expected to sign our Property Information Form which will be sent to your local council for the purposes of registering your details for Council Tax and to the utility companies who supply your property. A copy of your tenancy agreement will also be sent as proof of residency. 

How do I work out a monthly rental payment?

The best way to work out the monthly rental payment for a property is to multiply the weekly rent by 52 and divide the total by 12.

How do I pay rent?

For long lets you will be asked to set up a monthly standing order with your bank.

For short lets you will need to pay the rent in full prior to the commencement of your tenancy. We accept bank transfers, bankers' drafts, cash, direct debits, American Express and credit cards (subject to a small admin charge).

When will the rent leave my account?

Generally rent is paid by a standing order mandate and will leave your account 3 days prior to the rental due date in order to be in the recipients account on the due date (The due date is typically, although not always, the date on which you moved in).

What happens if my rent is paid late?

Any problems with rental payments, that may result in late payment, should be conveyed to Morita Estates Property Management. Arrears letters (for which you will be charged) will be issued if rent remains outstanding beyond 7 days after it was due. Interest will be charged until full payment is made.

What penalties will I incur should I break my lease agreement early?

The primary liability is for rent until the end of the contract or its break clause point.

If the landlord agrees to re-market the property and once a new tenant is found, then your liability will be reduced to covering the landlord's commission and any other expenses from when the property is re-let. Payments would be calculated on a pro-rata basis for the unexpired term of the contract.

How will my payments cease at the end of my tenancy?

You should contact your bank directly to cancel your standing order once the last payment has left your account.

What should I do with the keys at the end of the tenancy?

Unless specific instructions are given by your landlord keys should be taken to your local Morita Estates office. Please ensure all sets are returned, a receipt is obtained and that this happens on or before the last day of your tenancy. We can arrange collection of your keys if you prefer.

Please note that you will be liable for rent on a daily basis until the keys are returned.

What expenditure should I expect at the end of the tenancy?

As an outgoing tenant typically your costs will be associated with professional cleaning and the inventory check out. Any discrepancies between the check in and check out may result in deductions from your deposit.

What is the Tenant Deposit Protection Scheme?

Your deposit will be protected by the DPS (Deposit Protection Scheme).

In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 14 days. Morita Estates will register the deposit and notify you of your Deposit ID Number. You will also be sent a certificate for your records. 

When is my deposit returned to me?

Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and Morita Estates has received instructions regarding the deposit from the landlord, the money will be returned to your account, less any agreed deductions.

This typically takes 7-10 working days and generally no more than 28 days.

How do I renew my contract after the first year?

You should inform us 30 days prior to the end of your tenancy to allow enough time to arrange all the related administration.

For Sale

How much will it cost to sell my property?

The costs involved in selling your property consist of:

- Energy Performance Certificate. It is a legal requirement to have commissioned an EPC before marketing can start. We can organise this legally required document on your behalf. Please contact us for our current offers on EPC certificates. 

- Estate agent commission. Commission fees become payable once your estate agent sells your property and contracts are signed. This is charged as a percentage of the sale price. We will discuss our fees prior to marketing your property.

- Legal fees for the conveyancing process. These vary depending on the solicitor you choose.

Are there any additional marketing costs?

Your estate agent should include all marketing expenses within their commission fee but it is worth checking this before you instruct an estate agent, as some may charge an additional fee for advertising etc.

Where are my Title Deeds?

Your Title Deeds are proof of ownership of your property. They will be held by your bank or building society if you have a mortgage and your solicitor will obtain the deeds and let the buyer's solicitor have a copy.

Do I need to redecorate before I put my property on the market?

It is not essential to redecorate your property before placing it on the market, however, if an area is in need of a lick of paint this will appeal to potential buyers.

Who will conduct viewings on my property and when will they occur?

Your estate agent should accompany all viewings during their opening hours. However, in some circumstances they may ask you to conduct the occasional viewing. It is advisable to choose an estate agent who offers longer opening hours to maximise viewing potential and minimise the number of viewings you have to conduct yourself.

Do I need to be present for viewings?

If your estate agent is accompanying all viewings and they have the access codes and keys for your property your presence is not required. Morita Estates accompany all viewings.

It is worth noting that buyers often feel more relaxed when the owner is not present.

If I accept an offer will my property still be viewed?

This depends on the conditions of the offer and what your preferences are.

Do I have to pay Stamp Duty?

No, the buyer is responsible for paying Stamp Duty.

When do I have to move out?

On the completion date, which is mutually agreed by yourself and the buyer.

Do I have to pay Capital Gains Tax on the property?

If you are selling a property that is your main home, you won't have to pay tax on it as long as you satisfy certain conditions. However, if you are selling a property that is not your main home, it is likely you may have to pay Capital Gains Tax.

What is an EPC and how long will it be valid?

An EPC (Energy Performance Certificate) measures the energy efficiency of a property using a scale of A-G and is valid for 10 years.

It is a legal requirement for all landlords to have a valid EPC at the E level or above before their property is let.

Morita Estates can arrange an EPC for you. The current fee is £75.00 + VAT. 

How much will it cost to have my property managed?

Your estate agent's Property Management fee will be charged as a percentage of the rental price + VAT and is payable upon the tenant signing the Tenancy Agreement. Refer to your estate agent's Terms and Conditions for an outline of the services provided by their Property Management department and the corresponding fee.

How much is the tenant's deposit and what happens to it?

Typically this is four to five week's rent and is payable upon the signing of the Tenancy Agreement. The deposit should then be registered with a tenancy deposit protection scheme within 28 days.

Morita Estates holds the deposit as a stakeholder and registers it with the Deposit Protection Service (DPS), resulting in a faster and more efficient deposit release process at the end of the tenancy.
